Redbourn Group were initially instructed by MFI Properties in 1999 to agree the specification and monitor the construction of a new 12,000 sq ft unit, to serve as a relocation of their existing Middlesbrough store, which was also located within the Cleveland Retail Park. Working closely with the developers and existing landlords, Granchester Retail Parks Plc, Redbourn's involvement saw not only the completion of MFI's new unit in 2000, but the surrender of their previous 1980's built 50,000 sq ft unit which has subsequently been re-let to Matalan.

In 2001 Granchester were successful in securing additional land adjoining the Retail Park and subsequently obtained planning permission for the parks expansion. MFI were approached by Granchester to relocate from their new '2000' store as it stood in the position of the roundabout junction giving access to the adjoining area. Redbourn were again retained by MFI to agree the specification of the new unit (to replace the 2000 one) and this was completed in late 2002.

This unit comprises some 12,000 sq ft at ground floor level together with a mezzanine showroom area of some 8,000 sq ft, complete with feature staircase and disabled / goods access lift constructed as part of the developers works. Following completion, the unit was fitted out by MFI to their new acclaimed Conran concept.
